A special word from the Owner

We know the key to a long lasting paint job is in the prep work. At Parkside Painting we have a motto, It’s 90% prep and 10% paint. This is the most important aspect of a paint job. For heritage homes we recommend never to pressure wash, instead hand cleaning will provide optimal results without risk of damage to any siding or trim. This step alone can double the lifespan of your paint project.

Once the washing (or hand cleaning) is done then begins the scraping and sanding. There really isn’t any great replacement for sanding. Some clients have asked us to just scrape their home. “My last painter just scraped my house” and sadly that is why the paint job only lasted you a couple of years. If you have loose edges, and you have a difference in mil thickness, you have to sand down those edges with an orbital sander. This takes time and this takes a considerable amount of work but that’s what is going to give you a durable long lasting finish.

One of the key things when you consider hiring a painting company to look at for an exterior paint job is how much time are they going to spend with electric sanders sanding the surface of my house.

Another overlooked factor is the type of primer that is used. 95% of the homeowners we meet say “are you going to prime my house” and they just want to hear us say yes. But they don’t take the next step and ask what we are going to use to prime your house. In exterior painting it’s important to use a slow drying oil based primer. Even if your contractor says oil based primer, more than likely it’s a fast drying oil based primer, which is what most of the manufacturers are really marketing the most and pressing off their shelf the most because it dries quickly and it allows you to apply a finish coat faster.

The problem with that is it does not soak deep enough into the surface. So your paint job is not going to last as long, so you really want to use a slow drying oil based primer. If you clean the surface, sand properly, and you use a slow drying oil based primer, you’re going to have great results.

Painting

Just like anything else a proper process is critical for a successful painting project. We need to be mindful of weather conditions, and always avoid painting in extreme heat, direct sunlight, or high humidity. These conditions can substantially reduce the longevity of your paint job.

We recommend starting from the top and working our way down. This helps avoid streaks and ensures that any drips won’t mar already-painted areas. It’s best practice to apply thin, even coats. We always ensure multiple coats are applied, never fewer than two.

Allowing each coat to dry completely before applying the next one. Allowing sufficient drying time is important before removing any painter’s tape or protective coverings. Rushing this step can lead to smudging or uneven results.

What sets apart our painters from others is their attention to trim, doors, and other details. We always use drop sheets to ensure no paint goes anywhere unintended and painters tape is used to achieve clean lines and ensure a polished finish.

Cleanup and Inspection

After completing the painting portion, the crew initiates a thorough cleanup. It is also at this stage our production manager thoroughly goes over the site with our Foreman to spot any touch ups.

Once the touch ups have been made then cleanup begins. This includes removing painter’s tape, removing any scaffolding or boom lifts from the site, removing drop cloths, and ensuring that the homeowner’s property is returned to its original condition.

Final Walkaround

Lastly, a final walkaround is conducted with the homeowner. This provides an opportunity for the client to review the completed work, point out any concerns, and ensure that the finished product aligns with their expectations. If any areas are identified that require touch ups, these issues are remedied at this time. Remember, we don’t collect any payment until you’re 100% satisfied with the work.
